Plan purchase costs by German federal state

Buying a home in Germany usually involves costs in addition to the agreed price. The main items are real-property transfer tax, notary and land-register charges, and any estate-agent commission. This estimate applies the selected state transfer-tax rate, uses an approximate two per cent allowance for notary and registration costs, and applies the commission percentage you enter. The combined figure is a starting point for working out how much cash you may need beyond the purchase price. Actual notary charges follow the Court and Notary Costs Act and depend on the transaction value, so the percentage is only a planning approximation.

Commission is not uniform: it can be negotiated, divided between buyer and seller, or governed by the particular agreement. Transfer tax can also depend on the legal structure of a purchase. Fixtures, family transfers, multiple buyers and some company transactions may need separate advice. The estimate leaves out mortgage arrangement charges, land-charge registration, valuation, moving, renovation and a maintenance reserve. Ask the notary, agent and lender for itemised written figures and payment dates. When comparing mortgage offers, include the cash needed for all acquisition costs and keep a reserve for repairs; a low monthly payment alone does not show whether a purchase is affordable.
