How residential SDLT bands and relief work
Stamp Duty Land Tax is charged in slices of a property price, not at one rate on the whole purchase. This calculator applies the residential bands for England and Northern Ireland, then displays an effective rate by comparing estimated SDLT with the entered price. Eligible first-time buyers can receive relief on qualifying purchases up to the statutory price limit; the form asks whether the buyer qualifies and whether an additional property surcharge applies. Enter the full price and check the eligibility choices carefully, since small changes around a threshold can change the marginal tax on part of the price.
SDLT rules do not cover every UK property purchase. Scotland uses Land and Buildings Transaction Tax and Wales uses Land Transaction Tax, so their transactions need different calculators. Joint buyers, non-resident surcharges, trusts, linked transactions, mixed-use property, lease premiums and replacement of a main residence can alter the liability. First-time buyer relief also has detailed conditions about prior ownership and all purchasers. The estimate does not ask every question needed for a return.
